Our annual inspection covers every component of your basement waterproofing and foundation system:
- Foundation walls: New or widening cracks, efflorescence, active seepage, signs of wall movement or bowing
- Sump system: Pump operation, float switch function, discharge line condition, check valve, battery backup status and battery health
- Interior drainage: Channel flow, drain inlet condition, any sediment or debris accumulation
- Crawl space: Vapor barrier condition, any tears or displacement, standing water, rim joist insulation, wood moisture content
- Egress windows: Well drainage, frame condition, seal integrity
- Exterior grade and downspouts: Confirm positive slope maintained, downspout extension condition

Who Benefits Most From Annual Inspections
Annual inspections are particularly valuable for homes that have had prior waterproofing work — we're checking that the installed systems are performing as intended and that no new conditions have developed. They're also important for older Maryland homes (pre-1970 construction) where foundation conditions evolve gradually, and for any home within a quarter mile of a creek or in a low-lying Chesapeake watershed area.

The most common pattern we see: a homeowner notices a small crack in a wall, decides it's probably fine, and comes back to us three years later when the crack has widened, water is tracking through it, and the wall has deflected enough to require a structural repair. Maryland's freeze-thaw cycle is particularly hard on foundation walls. Each winter, water in a hairline crack expands when it freezes, widening the crack fractionally. By spring, the crack is slightly larger. Repeat for five winters and you have a significant structural concern where you once had a minor cosmetic issue.
