Warm air rises. In a home with a vented crawl space, air moves upward from the crawl space through the floor system into the living areas — carrying whatever spores are present in that space. Studies by building science researchers have found that up to 50% of first-floor air in homes with vented crawl spaces originates in the crawl space. Encapsulation is the reason mold doesn't come back. Without it, even a perfect mold removal job is undone by the next humid summer. With it, you have a controlled environment that stays below the moisture threshold mold needs to grow.
