Our inspection begins with a moisture assessment — we measure wall moisture content with a pin meter, check relative humidity throughout the space, and identify visible water staining, efflorescence, and any active seepage points. We then conduct a thorough visual inspection of all surfaces: walls, floor joints, framing members, insulation, and any stored materials that could harbor growth.
Where mold growth is visible, we collect surface samples using tape lift or swab technique and send them to an accredited laboratory for species identification and spore count. Where growth is suspected but not visible — inside wall cavities, beneath flooring, or in enclosed crawl spaces — we use air sampling to detect elevated spore concentrations.
Why Mold Testing Before Remediation Matters
Not all mold requires the same response. Surface mold on a painted block wall from a single moisture event is a different problem than an active Stachybotrys (black mold) colony growing behind finished drywall in a space that's been wet for years. Testing before remediation lets us scope the work accurately — neither underselling a serious problem nor overselling remediation for a surface condition that a targeted treatment and humidity control can address.
Post-remediation testing is equally important. We recommend a clearance air sample after remediation is complete to confirm that spore levels have returned to outdoor-equivalent background levels — the industry standard for successful remediation.
